I'm looking at getting my first mortgage for a $700K condo. I have $100K saved up and make $150K / year. I wanted to avoid paying $15K for cmhc insurance so was planning to save up $140K so I can have 20% down.
Then I discovered the First Time Home Buyer Incentive which would let borrow $35K (5%) if I get an insured mortgage. I was hoping I could use it to top up my downpayment up to 20% so I don't have to get insurance, but it can't be used this way because it's only for insured mortgages... (seems silly, anyone know why?)
so... I have two options

  1. save up to 20% ($140K) ~ would take at least 6 months
  2. use the incentive to put down ($135K) and pay mortgage insurance ($15K) and buy in the next month
Any thoughts? I'm leaning toward 1 just don't like living with my parents / rates are low atm
I plan to pay off the 5% equity in my home from the incentive asap so not too worried about that

With liver disease, it seems like it’s one step forward, two steps back. I have been sober for coming up on 4 years now. In May of 2018, I stopped drinking completely and haven’t had a drop since. This was the result of developing alcoholic hepatitis, complete with jaundice that turned me a sickly shade of yellow.
Anyway, if you look over my previous posts, you’ll see a steady improvement in my health over the years. Blood numbers have come back to almost completely normal, ultrasound still shows scarring, but that’s to be expected. I attribute my improved health to sobriety, to a change in diet, a refusal to accept defeat, and most importantly, to a prayerful mindset focused on gratitude.
It’s Never Too Late to Develop Problems
So, despite the positives, I had a setback recently. Not a huge one, but one I want to point out. The reason I’m making this post is because, during my drinking years, I always assumed that once I quit, everything would just go back to normal. I did not foresee a diagnosis of cirrhosis after I quit, I did not foresee the myriad doctor appointments, exams, ultrasounds, and bloodwork to come.
And I know many people have this same outlook. Before I became an amateur hepatologist over these last 4 years, I had the same mindset as a lot of people. Hey, I heard about that guy’s grandpa who lived to be 100 drinking a fifth of whisky and smoking 3 packs of cigarettes a day. Or, hey, at least I don’t drink as much as that guy over there, and he’s still trucking along.
This kind of thinking is normal, but it is nefarious. Yes, maybe that guy’s grandpa did make it to 100 smoking and drinking, but for every grandpa who does that, there’s a million other grandpas who died early due to liver disease, cancer, malnutrition, etc. So, just something to keep in mind. In my opinion, the earlier you make the decision to take control and stop drinking, the better.
My Current Experience
And this leads me to the endoscopy. One of the complications of a scarred liver is that it can put pressure on your portal vein. This is a vein that leads to the liver and is a major supplier of blood. A scarred liver becomes hard, so blood has a harder time getting through the portal vein. This causes blood to back up into smaller blood vessels that aren’t equipped to handle the pressure. These vessels can swell, much like varicose veins on someone’s legs.
The danger is that veins inside the esophagus (varices) can swell due to portal hypertension (high blood pressure in the portal vein). In some cases, they can rupture, causing internal bleeding. This is where you may hear about alcoholics vomiting up blood/coffee-ground puke. You can also have blood come out the other end, leading to black, tarry stools.
If a bleed occurs, you may not know it until the aforementioned puking/shitting blood happens, but by then, you’ve likely lost a lot of blood, and this is a medical emergency. So, discovering varices is a pretty big deal, even if they haven't bled.
I finally went for my first endoscopy at the beginning of January. This had been put off for a few years due to Covid striking right when I was supposed to initially schedule the appointment. I was confident that nothing would be found given my continued improvement in overall health, improving blood work, etc. My gastroenterologist even said before the procedure that he didn’t think he’d find anything.
My Banding Experience
Anyway, he found something. 4 somethings, to be exact. So, I had 4 varices, 2 were small, 2 were large. None of them had bled, and none showed signs of prior or potential bleeding. This is good, despite finding any at all being bad.
The way that varices are often handled is by banding them. Medication can keep them at bay too, but this is on a case-by-case basis. Even though there was no sign of bleeding or potential bleeding, my gastroenterologist wanted to go ahead and do the banding just to be on the safe side.
So, I had to go back yesterday for the banding procedure. It’s just like an upper endoscopy, but they use a little suction tip on the scope that pulls the bulging vein into a tube, then a rubber band slips down around it. Basically, it ties the vein off, and within a week, the spot just dies off. The band then falls into the stomach and is passed normally.
When the doctor got in there, he only needed to band 2 of the 4. The other 2 flattened out after he banded the large ones. This is good. So, the varices have been completely eradicated, no bleeding, all set, right? Wrong. I have to go back for ANOTHER endoscopy in February to check the healing of the banded ones. Also, this means I’ll likely need to undergo a yearly endoscopy from here on out along with my ultrasound and bloodwork every six months.
The Future
All of this is just to point out that, even when you stop drinking, the ride doesn’t necessarily end. I consider myself fortunate that things have not been worse, because they always can be. I never had ascites, never experienced hepatic encephalopathy, and I have been told by a hepatologist that there’s no need to work me up for a transplant. As I'm finding out, however, things can always change.
Had I not stopped when I did, I don’t know how much worse things would be, but I know they would be worse, and that’s all that matters.
Keep all of this in mind, please...if you want to stop drinking, now is the time. Prolonging the issue potentially brings you closer to burdensome and serious health issues with each drink. Once upon a time, I believed that I would get some clear warning signs that it was time to slow down, and then I could gradually ease into a full stop. That didn’t happen. I got the crash-into-a-brick-wall-at-100-miles-per-hour warning right as I pulled my foot off the gas.
I am thankful that I am in a fairly good state of health, the most recent setback notwithstanding. I believe that healing can take place and is taking place in my body and in the bodies of all people who quit drinking, but there can always be surprises waiting around the corner.
You don’t want to find them.

I'm going to run it suppressed, but not all the time because the competitions I go to use timers that have a hard time picking up suppressed rounds out of a PCC. Which would be best for me to search for and buy?
